2) Website use - By using this site, you agree to these Terms and our Privacy Policy and Cookie Policy. - You must use the site lawfully. Do not attempt to disrupt or gain unauthorised access.

3) Content and accuracy - We aim to keep information accurate and up to date but it is provided “as is”. Availability, pricing and features may change or be subject to verification. - Photos are illustrative; furnishings and layouts may vary.

4) Enquiries and bookings - Submitting an enquiry form does not create a booking. - Bookings are confirmed only when you receive written confirmation and payment is received per the invoice/checkout. - All stays are governed by our Guest Booking Terms (provided at checkout/with confirmation). If there is a conflict, the Guest Booking Terms apply to the stay.

5) Rates, fees and payments - Prices shown online are indicative and may vary by date, demand and length of stay. - We reserve the right to correct pricing errors. If an error occurs after you pay, we will offer the choice of a refund or the correct price.

6) Cancellations and amendments - Cancellation and amendment terms for stays are set out in the Guest Booking Terms applicable to your reservation and displayed at checkout. Website enquiries can be withdrawn at any time.

7) User accounts (if applicable) - Keep login credentials confidential. You are responsible for all activity under your account. We may suspend or terminate access for misuse.

8) Reviews and user content - By submitting reviews, photos or messages, you grant us a non-exclusive, royalty-free licence to use and display that content for marketing and service improvement. - Do not post unlawful, defamatory, or infringing content. We may remove such content.

9) Liability - We do not exclude liability for death or personal injury caused by our negligence, fraud, or any liability that cannot be excluded by law. - To the extent permitted by law, we exclude all warranties regarding the site and are not liable for indirect or consequential loss arising from site use or inability to use the site.

10) Third-party links - This site may link to third-party websites or booking platforms. We are not responsible for their content, policies, or availability.
